0.8.0 API Update: Historical Active Listings, New Listings, Absorption Rate and Current New Listings Endpoints and Eight New Markets in Texas

There are 13 non-disclosure states in the U.S., meaning there are 13 states that do not require price information be provided to third parties as part of a real estate sales transaction. It is difficult to obtain real-time real estate pricing data as a result; however, Parcl Labs has successfully addressed this challenge and unlocked access to price feeds for Texas.

In this update, we're introducing eight new markets in Texas across all endpoints. The new markets notably include Austin, San Antonio, Houston, and Dallas, available at both the Metropolitan Statistical Area (MSA) and city levels. Our new Texas Price Feeds represent the first ever, real-time price indicators for Texas, a non-disclosure state.

Additionally, as part of this update, we are releasing a new endpoint: New Listings. Use this endpoint to access the new listings in your market in the prior 30 days.

Finally, at Parcl Labs we have also solved for historical listings data, making the history available for all listings related endpoints (new listings, active listings and absorption rate). The start date of the time series depends on the market, but the earliest start date for any market is 1/1/2023. Listing history will come online for all remaining Parcls in the coming weeks.

Introducing Eight New Texas Markets

As part of this update, we are excited to introduce eight new markets in Texas for all endpoints (price feeds, listings, financial metrics etc.). These new markets are located in Texas, a non-disclosure state that makes it difficult to find reliable real estate pricing information. Parcl Labs has cracked the case and unlocked price feeds for Texas.

Introducing the Historical Active Listings Endpoint

With the historical active listings endpoint, you can now access the historical active listings in your market based on the amount of unique properties that have been listed, on any major listings site, in the prior 30 days. The listings history is currently available for 68 of the markets in the API due to data coverage. The start date of the time series depends on the market, but the earliest start date for any market is 1/1/2023. Listing history will come online for all remaining Parcls in the coming weeks.

We’re excited to introduce the new listings endpoints, both current and historical. Use this endpoint to access the current and historical new listings in your market based on the amount of unique new properties that have been listed, on any major listings site, in the prior 30 days. This endpoint differentiates itself from current listings endpoint by focusing exclusively on new listings rather than active listings. The listings history is currently available for 68 of the markets in the API due to data coverage. The current new listings object includes the parcl_id, unique new listings in the last 30 days for the specified market and the date.

The historical new listings object includes the parcl_id, and an array of rolling new listings data. Each object in the array provides data for a specific date, including the number of unique new listings that were listed within the 30 days leading up to that date.

Introducing the Historical Absorption Rate Endpoint

With the historical absorption rate endpoint, you can now access the historical absorption rate in your market based on the daily counts of sales in the past 30 days over the current amount of active listings in the 30 days prior to the returned date, allowing users to understand the rate at which inventory is selling. The absorption rate history is currently available for 68 of the markets in the API due to data coverage. The start date of the time series depends on the market, but the earliest start date for any market is 1/1/2023. History will come online for all remaining Parcls in the coming weeks.

The historical absorption rate response object includes the parcl_id and an array of absorption rate data. Each object in the array provides data for a specific date the absorption rate on that date (based on the prior thirty days sales and active inventory), and the state of the market based on absorption rate.
